Woodbury is one of Irvine’s most well-known master-planned neighborhoods, especially popular with families who value parks, walkability, and strong schools. When buyers ask me which Irvine neighborhood offers the best balance of lifestyle, amenities, and long-term value, Woodbury is almost always part of the conversation. In this guide, I’ll walk you through what it’s really like to live in Woodbury — including home styles, HOA costs, schools, and who this neighborhood is best suited for.

Woodbury at a Glance

Located in Irvine’s northern foothills, Woodbury was designed to encourage outdoor living and a strong sense of community. The neighborhood centers around a 30-acre community park and Woodbury Town Center, making it easy for residents to enjoy daily conveniences without leaving the area.

  • Master-planned community with a variety of housing options
  • Extensive HOA-maintained amenities
  • Highly rated Irvine Unified School District schools
  • Easy access to shopping, dining, and major freeways
Many of the families I’ve helped move to Woodbury were relocating from out of state and wanted a neighborhood where kids could walk to parks and schools. Woodbury consistently delivers that kind of lifestyle.

Homes and Architecture in Woodbury

Homes in Woodbury range from entry-level condos to larger single-family residences. Architectural styles vary by tract, but most homes feature open floor plans, attached garages, and thoughtfully designed outdoor spaces.

  • Condos and townhomes typically start in the high $700Ks–$900Ks
  • Single-family homes commonly range from $1.4M–$1.8M+
  • Newer construction compared to older Irvine villages

Best for: Move-up buyers and families who want newer homes with strong community amenities.

HOA Fees and Community Amenities

Woodbury is known for its extensive HOA-managed amenities, which are a major draw for buyers. HOA dues vary by tract and home type but generally cover access to shared facilities and maintenance of common areas.

  • Multiple community pools and spas
  • Parks, playgrounds, and sports courts
  • Walking and biking trails throughout the neighborhood

Watch out for: Some homes fall under both a master HOA and a sub-association, which can affect total monthly dues.

Schools Serving Woodbury

Woodbury is served by the Irvine Unified School District, consistently ranked among the best school districts in Orange County. School assignments can vary slightly by tract, so it’s important to confirm boundaries before making an offer.

  • Woodbury Elementary School
  • Jeffrey Trail Middle School
  • Portola High School

Lifestyle and Daily Living

Daily life in Woodbury is centered around convenience and outdoor activity. Residents enjoy walkable streets, community events, and easy access to Woodbury Town Center, which includes grocery stores, restaurants, fitness studios, and everyday services.

  • Walkable, family-friendly street design
  • Close proximity to the Jeffrey Open Space Trail
  • Quick access to the 5 and 133 freeways

Is Woodbury a Good Neighborhood to Live In?

Yes — in my experience, Woodbury is one of the best Irvine neighborhoods for buyers who prioritize strong schools, community amenities, and a family-friendly environment. It’s especially appealing to those who value newer homes, walkability, and an active neighborhood atmosphere.
