Irvine
Not every Irvine neighborhood is right for every buyer. I created this list to help you compare communities based on lifestyle, budget, school priorities, and long-term value — not just popularity.
If you’re deciding between two or three neighborhoods, I’m happy to help you compare them side by side.
Stonegate is a family-friendly community offering parks, pools, and top-rated schools. Homes include condos, townhomes, and single-family residences. Stonegate Elementary is a major draw. Median price: ~$1.7M (as of July 2025).
Best for: Families seeking newer homes and walkable parks.
This gated enclave features Tuscan-style architecture and resort-style amenities. Homes range from townhomes to large single-family residences with a median around ~$2.2M (July 2025). Convenient access to Laguna Beach trails adds appeal.
Best for: Buyers seeking gated luxury near coastal access.
One of Irvine’s most established neighborhoods, Turtle Rock is known for mature trees, hillside views, and proximity to UC Irvine. Average prices hover around $2.3M (July 2025).
Best for: Buyers wanting established homes and strong schools.
There is no single “best” neighborhood in Irvine. In my experience, the best community is the one that aligns with your lifestyle, budget, school priorities, and long-term plans. That’s why I encourage buyers to focus on fit rather than rankings alone.
